Wachovia Building Has Been Refurbished

The Wachovia Bank building off of U.S. 27 in Sebring has most of its offices leased.

SEBRING – There seems to be quite a bit of commercial office space available in the area, but not at the refurbished Wachovia Bank building in Sebring.

Nearly all of the space in the 32,840 square-foot building located next to Burger King has been leased.

That's good news for Jimmy and Jeri Wohl and Martha and David Hatch. The couples, who are partners in 3200 Properties LLC, took ownership of the building last August.

"We're just real happy to be about full not even a year into ownership," David Hatch said.

The two couples have spent several thousand dollars on the building, which was built in 1998 by Thomas Wohl and had damage on the third and fourth floors from Hurricane Charley in 2004.

The parking lot has been repaved, the signage replaced, the windows have been resealed, the exterior has been pressure cleaned and a solar shield aluminum coating put on the roof.

Hiring a full-time maintenance man, who is on-site, is something Martha Hatch believes appeals to tenants. Tenants have someone they can call who will respond right away and don't have to call an 800 number.

"The tenants know us personally, and they always have access," she said.

In addition, a new American flag is up flying on a 40-foot flag pole on top of the building. David Hatch said it has been many years since the flag flew over the building.

There are 15 units and 14 are being leased. The spaces range from 400 square feet to 6,000 square feet.

Some of the newer tenants include Avery Sample Financial Group and RW Service Systems Corp., which is a truck broker.

Wohl's company, Heartland Real Estate Corp and Heartland Title, owned by Hatch, have offices in the building.
